If you Google the number of people who’d choose to lose their wallet over their cell phone, the statistics may vary by website but reflect the same theme—we’re a society obsessed with technology.  While we’re not quite to hoverboards or replacing front door keys with iris scanning technology, we’re making strides.  Manufacturing leaders in the home improvement industry are definitely picking up on this trend and coming out with innovations homeowners can get excited about. Musical Showerheads: Admit it, showering is a lot more pleasant when you’re jamming out to your favorite tunes or listening to banter about whom is still in the running for the playoffs.  Sure, you can have your laptop or cell phone playing in the background, but it seems like the speakers are never quite loud enough.  Kohler has come out with an updated version of its Moxie showerhead that is equipped with a built-in Bluetooth®-powered wireless speaker which can play files from devices up to 32 feet away.

Window Washing Robot: Let’s face it; cleaning windows is as much fun as watching a French movie without subtitles.  This is probably why most of us ignore the chore unless the in-laws have invited themselves over.  New on the market, is the WinBot Window Washer.  With the touch of the button, it can clean both frame & frameless windows and mirrors regardless of height.  Amazon users so far are giving it an average of a 2.5 out of 5 stars but the presence of such a device on the market gives us hope that future models will address complaints about the suction device needing to be stronger and occasional streaking.

Intelligent In Floor Heating: Just announced in January, Nuheat will introduce the continent’s inaugural Wi-Fi floor heating thermostat, the Nuheat Signature.  The system can be controlled through a smartphone, tablet or computer, allowing the homeowner to adjust heat settings and review energy usage even when they’re away from home.

Kitchen remodels are ever-increasing in popularity and with entire cable TV networks devoted to both food and remodeling, it’s no surprise.  Celebrity chefs have become household names, fueling an obsession with all things gourmet.  When planning a kitchen remodel, it can be tempting to order caviar on a fish stick budget.  Never fear, we’re here with guidelines and options to help you determine what’s worth allocating extra funds to and what can be scaled back on.

Save: Appliances

Now we’re not saying that you should hit up the free section of Craigslist for your kitchen appliances.  And we’re not even saying that stainless steel should be ignored.  However, by shopping smart you can save big on appliances.  First, make a list of your must-have features in each appliance.  That way, when you do cost-comparison shopping you’re comparing appliances with similar features and not buying an appliance based on features you don’t need.  Additionally, if you shop in the fall when the next year’s models are coming out, you can often score a deal on a floor model or get close-out pricing because the store is trying to make room for new models.

Splurge: Windows & Skylights

In the vast majority of cases, consideration for natural light in a kitchen is an afterthought and seems like an easy target when budget cuts, to compensate for overages, are needed.  Natural light in a kitchen, whether it be windows or skylights, is neccesary.  Natural light in a room as heavily utilized as a kitchen is crucial to providing a welcoming atmosphere.  Additionally, an adequate amount of windows & skylights provides for cross ventilation which assists in keeping your indoor air quality as high as possible.  Opt for energy efficient windows which will keep your heating and cooling costs in check.

Save: Light Fixtures

Ample lighting in a kitchen is a must.  However, light fixtures don’t need to be a budget buster.  There are lots of affordable options both at big box stores and online.  Saving money on fixtures allows you to opt for trendier options that can be changed out more frequently.  Be sure the finish you select coordinates with other fixtures in your kitchen.

Splurge: Cabinets

The adage “you get what you pay for” very much applies to cabinetry.  Most new cabinets are aesthetically appealing but it’s important to select a design and material that will stand the test of time.  To keep costs in check, shy away from custom sizes and stick to basic clean lines.

Ramifications of Remodeling Without a Permit

Contrary to what you may have heard, the “p” in the word permit does not stand for “pain”.  While it may seem like one more thing on a seemingly endless laundry list of tasks when it comes to a home construction project, it’s vital that a permit be secured when required by your local jurisdiction.  Failure to do so can have some ugly consequences which can vary greatly, depending on local ordinances.  Here are just a few:

Cease & Desist Order: If you’re caught red-handed in the middle of a project that requires a permit and you failed to secure one, you may be issued with a cease & desist order.  This means that all work must be stopped until a permit is acquired and the work already completed is inspected.  If the project is found to not comply with building codes, you will be forced to spend extra money and time to bring it up to code.  Quite likely, you’ll be forced to undergo re-inspections and pay a stiff fine.

Forced Removal: In some cases, a homeowner who completes a project without the proper permits can be forced to remove it at their own expense, pay fines and be required to redo the work with a permit.  This can include projects as substantial as a deck or addition.

Rewinding Portions of the Project: Let’s say you have electrical work completed but close off the wall before an inspector is able to check out the work.  Some municipalities may force you to open the walls up, at your expense, so that the inspection may occur.

Obstacles Selling Your Home: Let’s say that you add onto your home without getting a permit.  When it comes time to sell your home, an appraiser may not have to add in the new square footage in their appraisal, which means the home very likely will appraise for less than others of the same size.  This means a lowered asking price and can cause trouble for those trying to secure financing to buy the property.

Insurance Issues: If a permit is not pulled, your insurance company may not legally have to pay for any damage that occurs.  (And yes, this could include a house fire that occurs as a result of your “creative” electrical wiring.)

The Bottom Line: Local municipalities vary in the type of project and pricing for permits.  Before commencing a home improvement project, do your homework and find out if a permit is needed and how the inspection process works.   Because at the end of the day, regardless of who you hire to complete the work, the ultimate responsibility of ensuring the correct permits are pulled falls on the homeowner (though a reputable contractor should assist you in completing the process).  Claiming ignorance will not get you out of any of the above situations.

What’s the Role of a Building Inspector? A building inspector’s role is to survey completed construction projects to ensure that they are in compliance with building ordinances.

Who Do They Work For? Most frequently, building inspectors are affiliated with regional governmental agencies & planning offices.

What’s Their Purpose? Building inspectors are there to verify that a minimum level of quality and safety are being followed at the construction site.

How Do They Know That Work is Being Performed? Once a construction permit is pulled, a building inspector will be informed.

How Much Does it Cost to Hire One?  The funds to pay them come through construction permits.

What Happens if My Project Passes Inspection and a Safety Issue Occurs Later? The building inspector, along with the government agency they represent, could be held responsible.  This is part of the reason building inspectors have a reputation of being meticulous.

How Often Will They Visit the Jobsite? The answer to this is all dependent on the scope of the work being performed.  If it’s a new construction project, they may come out at various checkpoints to make sure the work is being completed in alignment with building codes.  If it’s a one day job, such as new roof, they may only visit when the work is finished.

How Does an Inspector Know the Work Has Been Completed? The contractor who pulled the permit calls the issuing agency and lets them know that the project has been completed and that they may visit the jobsite.

How are Jobs Graded? Jobs are graded on a pass/fail basis.

Who Needs to Be Present for an Inspection? This varies by project, but if the inspector does not need access to the interior of a home (think siding or a roof) they can simply visit the sitewithout supervision after they have been notified the project is finished.

How Do I Know if My Project Passed Inspection? The inspector will sign off on the building permit.  They do not call the contractor to inform them that they passed.

What is usually a windowless, warm, moist space in your home that tends to have mold or mildew growing in it? That’s right, it’s your bathroom. We want you to know that you are not alone on having a recurring issue with mold and mildew in your bathrooms. What you really need to know is how to clean it properly and how to get it from coming back! The number one reason that mold is found most commonly in your bathroom is that it is the perfect environment for it to grow. The amount of water used in your bathroom from showering and washing your hands, creates wet surfaces that if not completely dried properly will inhibit the growth of mold. Below, we are going to discuss where mold likes to hang out in your bathroom and how to get rid of it.

Mold in the shower

You often find the most mold in your bathroom in your shower and bathtub area. Did you know that the grime from your body oils and soap scum are a favorite treat for mold to feed on? If you want a non-toxic mold remover product for your shower, combine ½ cups of 3-percent hydrogen peroxide and 1 cup of warm water in spray bottle. Spray it generously on all of your shower surfaces and let it sit for an hour to penetrate. Then scrub it with a stiff bristled brush and hot water. You should only make this concoction when you are ready to use it because hydrogen peroxide loses its potency over time. If you feel the need to use bleach, mix equal parts of bleach and water and do the same process of spraying on the surfaces. Make sure to keep it away from any linen to avoid discoloration and also, turn on the fan to avoid breathing in toxic fumes.

Are you one of those shower junkies that has every single body wash, facial cleaner and loofa that comes out at Target? If so, you should know that one of molds favorite places to hang out are on bottles and items that are frequently getting wet in your shower. The more items that you have in your shower just increase the chances of water being trapped in undesired areas creating a mold paradise. Store your items higher up in your shower to avoid being soaked by the water and possibly only bring them in when you shower and remove them after.

Reduce the humidity

To prevent mold from growing in your bathroom the humidity levels in there should be below 55%. Many households do not have adequate ventilation in their bathrooms with under-performing fans causing the growth of mold. You need to make sure that you turn the bathroom fan on before you get in the shower and keep it on for roughly 10 minutes after to ensure the steam is removed from the air. Best tips to avoid mold coming back in your bathroom

  • Spray your shower area a few times a week with homemade cleaner
  • Run your bathroom fans regularly
  • Shake your curtain when you are done showering to remove access water
  • Hang up your towels to dry evenly

Features That Make it More Difficult to Sell Your Home

In the late ‘90s the Dodge Neon came in a variety of colors.  One of the more, shall we say, noticeable, colors was magenta (a combination of pink & purple).  It was one of those trends you loved or hated.  One of my extended family members, a self-proclaimed “girly girl” couldn’t get the keys to one fast enough.  Flash forward a few years to marriage and three beautiful kids.  She opted to trade the vehicle for something more “family friendly”.  Imagine her (not ours, but her) shock when the dealer docked a significant amount off the trade-in value because of the color, something that she had paid extra to have. Simply put, while the color was something she loved, the general population would see it as way to talk the vehicle’s price down.  The same can hold true for a home.  If the thought of selling your home anytime in the future has ever crossed your mind, even slightly it’s a good idea to make choices that increase, not decrease, the value of your home.  Not sure what we mean?  Here are a few examples.

Cedar Shake Roof: A cedar shake roof definitely sets your home apart from the crowd and not necessarily in a good way.  Cedar shakes require significantly more maintenance than metal or asphalt roofing which can scare off potential buyers.  It’s not uncommon to see an insurance company require a 2% dwelling cost deductible.  (For those who loathed math in school, this means that your deductible for a new roof could be $5,000 on a $250,000 home.)  Insurance companies can command this premium because cedar shake roofs have minimal fire resistance capabilities.

Garage Space: Homes built before dual income homes were the norm oftentimes only having a one car garage or none at all.  Particularly in the Midwest, where snow can fall anywhere between October & May, a garage is seen as a necessity.  Buyers typically want a garage that can house both homeowners’ vehicles.  A property with less than a two car garage may cause a home to sit on the market longer.  Garages located under the house can also be viewed as undesirable.  (Think about the additional work it would take to transport a carload of groceries up a flight of stairs.)  It’s also a common complaint that rooms above the garage are drafty and take more energy to heat.

Flat Roof: While flat roofs are cheaper than pitched ones to install, they are notorious for leaking.  In order to prevent this, they are covered with a waterproof seal that must be inspected and maintained on a regular basis.  These additional steps and the likelihood of water damage may deter perspective homebuyers.

Stucco Siding: Statistically speaking, a stucco home will sit on the market longer than one with a different type of siding.  Because water is stucco’s primary adversary, Midwestern buyers can be more hesitant to purchase this type of home.  Stucco’s lifespan depends on it being installed correctly, something that can be difficult to determine by appearance alone.

Plumbing: Fixtures such as dishwashers, washing machines and showers were once thought to be luxury items.  However, in the 21st century, they’re considered to be staples.  Homes without these items are likely to sit on the market longer and sell for a lower price.

Basement Access: In older homes, basement access may require going through the garage or through a hatch in the floor.  Changing this to more conventional access will appeal to a wider audience.

Wood Siding: Properly maintained wood siding can be a point of pride for a homeowner.  Keeping the siding maintained means intermittent power washing, sealing and staining or painting.  Wood siding can also be harmed by insects and other pests.  All of these things make wood siding something that can be viewed as a liability to future homeowners.

Bamboo is one of the most sustainable resources on the planet and is becoming increasingly popular for flooring and cabinetry in homes. Unlike trees, bamboo is a grass that grows to maturity for harvesting in roughly seven years. Therefore, it is more readily available than hardwood which can take decades to reach its harvesting peak.  Bamboo is known for its durability and sturdiness making, it an ideal medium to use for cabinets and flooring.  Bamboo possesses a natural hue that will warm any area. Its grain is also distinctly linear so it can be installed either vertical or horizontal. The Finish

Bamboo offers beautiful markings that would be covered up if you applied a darker stain. The natural color of bamboo is so appealing that most people would not even consider staining it. The use of a clear coat will still allow the grain of the distinctively linear markings to show through. Bamboo will vary slightly in color, which some homeowners feel is aesthetically appealing because of its uniqueness.

Bamboo cabinets are available in RTA (ready-to-assemble) units as well as custom-built. Knock, Knock! Who’s there? Your Interior Doors & They Need an Upgrade!

Your home’s interior doors can add style and compliment your existing features. They not only add privacy and reduce external noise, but also allow easy access to storage areas and closets. Adding new interior doors to your home does more than completely change your room’s appearance. Many people tend to not change the interior doors in your home for long periods of time so it is imperative that you choose the right style and design to compliment the room.  It’s a good idea to understand the main choices for door styles and we will discuss those below.

Panel doors

These types of doors are the most commonly used for residential use. They will have rectangular or square patterns that can be either one or multiple panels.  Some types of panel doors have glass inserts that add additional character to your room. Three and five panel doors are very popular these days, if you like to follow the current trend.

Bifold Doors

Bifold doors are connected into pairs with hinges and hung on tracks that fold into each other. You will find these doors typically used in bedroom closets, laundry rooms or even kitchen pantries. You want to find solid-core or solid-wood billfold doors because the heft of the doors is what keeps them from shuddering when you open them. If you have a small space or an area where you don’t want a full swinging door footprint a bifold door will work great in that space.

French Doors

French doors have multiple small windows set into the full length of the door.  They are going to provide less privacy and are typically used for more of a decorative door.  A French door will add a dramatic touch to any entryway. These types of doors contain two hinged hung doors mounted on either side of the opening that swings toward one another. If you use a French door closer to an exterior you will want to consider using double-pane glass to provide more insulation.

Sliding doors

Sliding doors are making a comeback in a big way in residential homes. Since they do not swing, rather they move gracefully along mounted tracks it is very useful in tight spaces as well as adding modern flair to any entryway. You do need to ensure you have enough room for the doors to move right or left when opening so some space is needed. Adding bold colored sliding doors or ones that look like an old barn door are popping up in homes across the US.

Pocket Doors

Want to add some old school style to your home? Introduce pocket doors! These interior doors slide similarly to sliding doors, but they slide into a prepare space, or pocket if you will. The biggest benefit of pocket doors is that the wall basically hides any part of the door making it a great option in rooms where the door rarely needs to be closed. They work very well in small spaces such as toilet rooms, closets and small entry ways.

Unconventional Colors in Your Home-Thinking Outside of the Walls

Let’s face it-the “b” in beige stands for boring!  And boring is the last thing your abode should be.  (By the way-did you know that different colors evoke different feelings?  It’s true check it out: http://www.lindusconstruction.com/blog/2012/08/pick-your-palate) There are lots of tasteful ways to add splashes of color to your home without being tacky.  Allow us to offer a few suggestions:

Blinds & Window Treatments: Colored blinds & window treatments, or those in bold patterns can transform an average room into a masterpiece.  Opt for something that coordinates with other pieces in the room and that reflects your style.

Doors: It’s not uncommon to see a home’s front door in a bright color.  This trend can be carried over to interior doors which can be painted in bold hues as well (something much less time consuming than painting entire rooms).

Ceilings: The majority of ceilings are white.  Add some pizazz to your home by painting the ceiling a complementary color to the adjoining walls.  Ignoring this advice can leave the room looking incohesive.

Comforter: An incredibly cost effective (and not to mention paint free!) way to change the tone of the bedroom is to swap out your current comforter with something that makes a statement in either bold colors or patterns.

Trim: Whether it is your baseboards, fringing on your couch or edges of your curtains, adding a splash of color adds style and will give your home a custom look.

Fireplace: Does the brick surrounding your fireplace look dated?  Update the color with a few coats of paint and transform the entire look of the room.  (Consult your local home improvement store on the best type of paint to use if the fireplace is still in working order.)

Entryway: Your home’s entryway is the thing guests see when they come into your home.  Opt for something bold in order to make the first impression a great one.

Throw Pillows: We can certainly understand the hesitation in dropping a few months’ salary on an overly trendy couch in an audacious color choice.  However, this doesn’t mean that you can’t elect for some funky throw pillows to give the room some personality.

Rugs: Brightly colored rugs come in lots of different shapes and textures.  Pick something that speaks to you to breathe new life into a tired room.

If you are building a new home, the cost of installing one will be quite minimal, but if you are planning on installing it in an existing bathroom, it could be more costly because your plumbing may need to be altered. If you install a no-water urinal, you would not have to worry about this just a drain system.

Installing a urinal in your home

Attempting to install a urinal in your home without doing your homework could be disastrous.  The single most common urinal installation mistake is installation on an unstable wall. You will need to use a stud finder to ensure proper mounting and so that the weight of the urinal is able to be supported.  The next most common mistake is a failure to not set up the piping properly. The big problem with this is, you could cause issues with water flowing to the urinal or from waste water flowing out correctly. Measure all piping to the proper width and length to avoid these problems. Don’t forget the p-trap! It is the portion of piping that extends below the base of the urinal. Its main purpose is to ensure that if there is any problem with your flow of waste out of the urinal line and into the sewage line, the urinal will not overflow and cause a huge mess.  Be sure that your pipes are tightened properly, but not too tight, to avoid leaking water.
